Spring sprang, and now the unofficial start to summer is just about a week away! Woo hoo! The warmer temperatures ahead coincide with a very much awaited increase in housing inventory.  Just this week, Newburyport has seen 11 New Homes hit the market.  In general, over the last 30 days, Greater Newburyport has seen an increase in the total market volume from $57,223,300 to $87,275,465.*

That's more than a 50% increase in market volume in just 30 days!

Where is the Real Estate Market Heading? 

The Elephant in the Room these days...  Is the Real Estate Market Shifting? Should I sell now? Should I buy now?

The reality is that alongside an increase in homes for sale, also comes a much less desirable increase in mortgage interest rates. This decreases a Buyer's purchasing power, in the long run potentially impacting current home values.

Mortgage rates have increased over two percentage points this year. We recently saw a surge in the 30-year fixed mortgage rate to 5.30% from 5.27% the previous week. 

While higher than the average 30-year fixed rate over the last few years, the current rates are still comparatively low when you look at the bigger picture of where rates have been since 1971 (see graph below from KCM)
