It's Almost Summer... How's the Real Estate Market?

 Sales Volume is Significantly Down 

Can you believe that it's almost Summer? The big question we're getting: How is the real estate market doing in Newburyport and where is it headed?

Well, there is no hiding the fact that we have had a very slow start to what is traditionally the busiest time in Real Estate . . . the Spring Market. In fact:

Total Market Volume in Newburyport is down over 25% compared to this time last year.

The total sold market volume for condos and single family homes is around $58,579,900, whereas this time last year the total sold market volume was $73,768,890.*  Similarly, the number of pending sales is also down over 25%.

Are Home Values Down Too?

The good news is that home values for sold homes are up approximately 5% in Newburyport compared to this time last year. This is contrary to many predictions made by housing experts in the fourth quarter last year, that home prices were going to crash in 2023. 

So what's the bad news? First, while home values have increased, the pace of the increase has slowed down significantly compared to the last few years. In 2020, 2021 and 2022 we saw home values appreciate with record breaking growth.  Second, overpriced homes are sitting on the market and price reductions are becoming more common if a home does not sell quickly.
